Typical Timeline

Bathrooms run about 2–4 weeks, kitchens and basements about 4–8. We give you a real schedule before we start.

Permits & Inspections

Most remodels need permits plus rough-in plumbing/electrical and final inspections. We handle all of it (#BC760638).

Basement Egress

Minnesota requires an egress window for any basement bedroom, and we design and install it to code.

Trades In-House

Licensed electrical through 3 Rivers Electric, with vetted plumbing and HVAC partners, all coordinated by one lead.

Safety in Older Homes

Asbestos & Lead — Handled the Right Way

Opening up an older Twin Cities home can disturb asbestos (old floor tile, popcorn ceilings, pipe wrap) and lead paint (pre-1978). As an EPA Lead-Safe Certified Firm, we follow full RRP containment, and we test or presume-and-abate asbestos with licensed crews before demo.

Done Right the First Time

One Accountable Team

Design, permits, carpentry, and trades under one roof. One project lead, one phone number.

Real Craftsmanship

Tile, cabinetry, and finish carpentry done by people who care about the details you’ll see every day.

Fixed, Honest Pricing

A clear scope and price up front, with no bait-and-switch allowances.

Support Before, During & After

We answer the phone during the project and stand behind the work with a written warranty.

Interior Remodeling FAQ

What does a remodel cost in the Twin Cities?

It depends on scope and finishes. As a benchmark, finished basements often run about $30–$75 per square foot. We give a clear, fixed proposal after the design phase, with no vague allowances.

What is the 30% rule in remodeling?

The ‘30% rule’ is a budgeting guideline: avoid spending more than about 30% of your home’s value on total renovations, since you’re unlikely to recoup more than that at resale. A common corollary caps a single room, such as a kitchen, at about 10–15% of home value. It’s a guardrail, not a hard limit, but it helps keep a remodel from over-improving for the neighborhood.

What’s design-build, and why does it matter?

One team handles design and construction, so your drawings, budget, and build all line up. That means fewer surprises and no finger-pointing between a designer and a separate contractor.

Do I need permits?

Most remodels do. That’s a building permit plus electrical, plumbing, and mechanical where applicable, with rough-in and final inspections. We pull and manage all of them.

Do you handle electrical and plumbing?

Electrical is in-house through our sister company 3 Rivers Electric; we use vetted plumbing and HVAC partners, all coordinated by your project lead.

Can I add a bedroom in my basement?

Yes. Minnesota requires an egress window for a legal basement bedroom, and we design and install the egress and window well to code.

How long will my project take?

Bathrooms run about 2–4 weeks, kitchens and basements about 4–8 — we give you a real schedule before we start.
