When a repair makes sense

- Flashing or a single valley needs attention

- Your roof is 20–25+ years old
- Widespread curling, cracking, or heavy granule loss
- Multiple layers already installed
- Sagging, rot, or daylight visible in the attic
- Repeated leaks in different spots
