Repair or Replace? How to Know When Your Windows Are Done

Weathered old window with rotted sill beside a new replacement window

Windows are expensive enough that nobody should replace them on vibes — but they’re also central enough to comfort and energy bills that limping along with dead ones costs real money too. After thousands of window consultations across the Twin Cities, here’s the honest framework we use to sort “fixable” from “finished.”

Problems worth repairing

Plenty of window complaints have cheap fixes. A sash that won’t stay up needs new balances, not new windows. Sticky operation is usually paint buildup or a worn crank mechanism on casements. Drafts at the sash often just need fresh weatherstripping. Even a single fogged pane on an otherwise sound newer window can sometimes take a replacement glass unit rather than the whole frame. If the frame is solid and the window is under 15 years old, repair usually wins.

Signs the window is done

Rot you can push a screwdriver into. Once moisture is inside a wood frame or sill, patching is cosmetic; the structure is compromised and the rot spreads into the wall if you wait.

Fogging between panes on multiple windows. One failed seal is bad luck. Several means that generation of glass units is aging out together, and replacing them piecemeal costs more than doing it once.

Single-pane glass, period. If you’ve still got single panes with storm windows, every winter is costing you comfort and money that new glass would claw back.

Frost and ice on the interior every cold snap, warped or racked frames that no longer lock smoothly, and rooms you avoid in January because the wall of glass makes them unlivable — all end-of-life signals.

The math nobody runs

The mistake we see most isn’t replacing too early — it’s spending repair money repeatedly on windows that are terminal. Three hundred dollars a year in patch jobs and plastic film on 30-year-old builder windows is a subscription with no payoff. When repairs recur, count what you’ve spent in five years and compare it against replacement with a multi-decade warranty. The answer usually gets obvious.

We’re an Andersen and Pella certified installer, and we’ll tell you plainly which windows on your list need replacing and which need a $40 part — it’s why our estimates start with a walkthrough, not a brochure. Learn about our window replacement work or call (651) 565-1349.
