ACV vs. RCV: Understanding Your Minnesota Roof Insurance Payout

When you file a Minnesota roof claim, two acronyms decide how much you actually get: ACV and RCV. Understanding them keeps thousands of dollars from slipping through the cracks.
What is ACV (Actual Cash Value)?
ACV pays the depreciated value of your roof — replacement cost minus wear and age. On an older roof, that first check can be a lot less than a new roof costs.
What is RCV (Replacement Cost Value)?
RCV pays the full cost to replace your roof. It’s typically paid in two parts: an initial ACV check, then the “recoverable depreciation” once the work is completed and invoiced.
How recoverable depreciation works
That second check is money you’re owed — but only if the roof is actually replaced and documented. Many homeowners leave it unclaimed. A good contractor makes sure you recover it.
Your out-of-pocket cost
On most RCV policies, you ultimately pay only your deductible. On ACV policies, you cover the depreciation too — so knowing your policy type before you start matters.
